Terms and Conditions

All bookings are subject to the following T&Cs as agreed to by you at the time of booking

A 20% deposit must accompany the booking.  The deposit is non-refundable.  Bookings will not be held without a 20% deposit.

You must be 21 years or over when the booking is made.


The balance of the booking price must be paid 4 weeks (28 days) prior to your arrival, failure to do so; we reserve the right to treat the booking as cancelled

Bookings taken within five weeks of arrival at the property must be paid in full at the time of booking.

Bookings made for 2 adults are for the use of 1 bedroom and 1 bathroom only, if you require the use of the additional bedroom and bathroom, full occupancy rate will be applied.


The person named on the booking form is responsible for the correct and decent behaviour of the party.

You must not exceed the maximum number of guests stated in the booking confirmation

You must keep the property and all furniture, fittings, facilities, equipment and grounds in the same state of repair and condition as at the commencement of the holiday and in the same state of general order it was found.

You must report promptly any breakages or damage

We reserve the right to charge for any breakages, and damage, this also includes, bed linen, towels, bathrobes and other soft furnishings, from your credit/debit card as agreed to at the time of booking.

On arrival your property will be in a clean condition and it must be left in a like condition on your departure.  We reserve the right to make a charge for additional cleaning from your credit/debit card as agreed at the time of booking.

The property must be locked during your stay when you are not in attendance.  Theft or breakages caused by an unsecure property during your stay will be recovered from you.  We do not accept any liability for loss, damage or injury, howsoever caused to you or the property.  Your personal possessions are not covered by our insurance and are left at your own risk.  (We strongly recommend you take out adequate travel insurance (including liability for accidental damage to the property.)

In the event, you or any member of your party display dangerous, offensive or rude behaviour, or breach any of the responsibilities set out above, we reserve the right to access the property and the contract will be terminated without refund or compensation.


The site, and its facilities are for the use of booked and confirmed guests only.  Visitors are not permitted

Our representatives or we have a right to access the property at any reasonable time during your stay to carry out essential maintenance. Gardeners may also enter the grounds during your stay between the hours of 8am-5pm.


Check-in is between 3.30pm – 5.30pm unless by prior arrangement.

Check-out is by 10.00am prompt unless by prior arrangement.

Late check-out will be charged at an hourly rate


We cannot accept liability for any loss, damage or injury howsoever caused to you or the property. Children should be monitored at all times. Please note there is water on site, children are not allowed in the Hot Tub unless supervised by an appropriate adult.

Hot Tubs may not be up to temperature on arrival due to the cleaning process.

We cannot be held responsible for noise or disturbance originating beyond the boundaries of our site.

We cannot accept any liability for compensation where performance to contractual obligations is prevented or affected outside our control. Weather conditions, acts of God, explosions, tempest, fire or accident, war or threat of war changing restrictions and regulations of any kind on the part of the government or local authorities, strike or other industrial action or dispute.

We cannot accept responsibility for the failure of public services such as gas, water, electricity, sewerage systems, breakdown of domestic equipment and breakdown of mechanical equipment. But will endeavour to arrange prompt repairs.


In the event that a complaint arises whilst you are on holiday you should contact management promptly to allow us an opportunity to rectify the matter.

If the problem is not resolved to your reasonable satisfaction during your holiday, you must make your comments in writing within seven days of your return.


If you request any changes to your booking we will endeavour to comply, but cannot guarantee this. Cancellation by you of your booking must be in writing. The effective date of cancellation must be given on your written notification. Our charges for cancellation are detailed below in the table.

If you cancel at any time we will endeavour to obtain a replacement booking. If a replacement is found we will then refund all monies (less deposit) paid by you for the property rental, less any difference between the cost for your holiday and the price paid by the replacement booking.


In the interest of continual improvement we reserve the right to make minor modifications to any amenities and facilities without any prior notice.

In the unlikely event that the property is not available for your holiday and we have to cancel your booking, we will endeavour to arrange alternative accommodation of a similar standard and location.  Alternatively a full refund will be offered.


No pets are allowed on site.

These terms and conditions and the contract to which they apply are governed in all respect and the courts only shall have jurisdiction in relation to them.
